BARRHEAD - Town of Barrhead councillors approved a development application for a new office building on 50th Avenue during their March 26 meeting.
The building will be on the vacant lot on the south side of 50th Avenue between 50th Street and 51st Street. It is zoned direct control, meaning the council is the approving authority for any development proposal.
Coun. Don Smith asked if the municipal planning committee (MPC) had vetted the application.
Development and legislative services director Cheryl Callihoo said as the proposed development is zoned direct control, it does not go to the MPC, and it is up to council to impose the conditions it wishes.
"So then we have to ask those questions, such as whether the building has all the necessary requirements, like parking, sewer, water, all that sort of stuff," Smith said.
Callihoo said, "Everything would be a condition on the development permit, including connecting to the municipality's water and sewer utilities."
As for parking, she said the developer proposes access to the building's parking lot, which will be at the back of the property via Elevator Road, noting the front of the structure would face 50th Avenue.
Callihoo added that the developer must comply with the Alberta Building Code as a condition for approval, the off-site levy of $1,400 is paid, and that connection to municipal services is at the cost of the developer.
Mayor Dave McKenzie said the building would be a nice addition to Barrhead's downtown.
